This Agreement governs your use of the Site and Services provided by Sadanam.
Account means the account created on the Site by the User in accordance with this Agreement, registered with and approved by Sadanam.
Agreement means the Terms and Conditions, Privacy Policy and any other terms agreed between Sadanam and the User in relation to the Services.
Applicable Law means any statute, law, regulation, ordinance, rule, judgment, order, writ, decree, clearance, authorization, directive, circular, guideline, policy, code of practice, or other governmental, regulatory, statutory or administrative restriction or interpretation applicable to this Agreement.
Broker means brokers, channel partners, sales agencies or other third parties who negotiate or act on behalf of a person in transfer transactions relating to property, including marketing and promotion for remuneration.
Computer Virus means any instruction, data or program that damages, degrades or adversely affects a computer resource or attaches itself to another program or computer resource.
Confidential Information means all non-public information relating to Sadanam, its affiliates, business, Users, suppliers, vendors, or third parties that has been entrusted to Sadanam in confidence.
Content means all data and information on the Site.
Government Authority means any government, political subdivision, regulatory authority, agency, department, board, commission, tribunal, court, or arbitrator of competent jurisdiction.
Information Technology Act means the Information Technology Act, 2000.
Intellectual Property includes patents, trademarks, copyrights, trade secrets, designs, software, inventions, know-how, and other proprietary works.
Intellectual Property Rights includes all rights and interests under patent, trademark, copyright, and similar laws worldwide, including licenses, applications, renewals, and causes of action.
Sadanam means Sadanam having its registered office at Amaravathi, Andhra Pradesh, India including its officers, directors, employees and representatives along with its Site.
Privacy Policy means the privacy policy of Sadanam described in Section II.
Prohibited Conduct means use of the Service in violation of the Agreement or Applicable Law, infringing third-party rights, unauthorized access, spam, obscene or unlawful material, impersonation, or other prohibited behavior.
Registration Data means mobile number, email address, username and other particulars supplied by the User for registration.
Personal Information means Aadhaar, PAN, biometric, financial and other sensitive information that personally identifies the User.
Services means services provided by Sadanam in India, including connecting tenants and owners, posting listings, property purchase support, documentation assistance, advertising, notifications, building community interaction, payment facilitation through third-party gateways, and referral to third-party service providers.
Site means the website owned and managed by Sadanam at www.sadanam.in.
Terms and Conditions means the terms contained in this Agreement, particularly Section I.
Third Party Service Provider means any service provider with whom Sadanam has an agreement to make additional services available to the User.
User means any person who accesses the Site or avails Services, whether as a tenant, owner, or otherwise.
User Information means Registration Data, Personal Information, and any other information provided by the User to Sadanam.
Unless the context requires otherwise:
By using the Site, the User agrees to the Services and accepts the Terms and Conditions and Privacy Policy as the Agreement between the User and Sadanam. This Agreement replaces all prior arrangements related to the Services and Site access.
The User agrees to be bound by this Agreement each time they access the Site or complete registration.
The User represents and warrants they are at least 18 years old and able to legally enter this Agreement. Individuals under 18 may use the Site only with a parent or legal guardian’s involvement.
First-time Users may browse the Site without creating an Account. To retrieve specific information and avail Services, the User must provide User Information and create an Account.
Sadanam verifies Accounts using one-time passwords. A mobile number may only be used once to create an Account. Multiple Accounts are prohibited and may be detected and disabled by Sadanam.
The User agrees to cooperate with Sadanam personnel as needed to access the Site.
Sadanam offers Services through subscription plans. Fees are non-refundable except for any Moneyback Plan described on the Site.
Sadanam may revise subscription fees at any time and the User must pay any difference if notified.
Sadanam is not responsible for the accuracy, quality, integrity, legality, or reliability of User Information, nor for its deletion, correction, destruction, loss, or storage failure.
Sadanam may withhold, remove, or discard User Information at its discretion, and has no obligation to maintain or forward such information.
Sadanam may reject or disable any Account that violates Applicable Law or this Agreement, including Accounts identified as Brokers.
Sadanam may modify, suspend, or terminate all or part of the Services or User access at any time without notice.
Sadanam will try to provide advance notice of maintenance or downtime but is not obligated to do so.
Sadanam may send notifications, confirmations, promotional information, or other communications through email, text or other means, and Users may unsubscribe by emailing support@sadanam.in.
Sadanam acknowledges EU GDPR rights on a best-effort basis for eligible Users, including the right to know, access, rectify, delete, port, restrict processing, and opt out of sharing information.
These rights are subject to Applicable Law and may be exercised by emailing support@sadanam.in.
The User is liable for all acts conducted through their Account and must safeguard login details.
The User must notify Sadanam immediately of any unauthorized access. Sadanam will support account termination or suspension but is not liable for loss resulting from delayed notification.
Users are encouraged to change passwords regularly.
Sadanam will handle information in accordance with the Information Technology Act, 2000 and other Applicable Laws.
The User authorizes Sadanam to use User Information to provide Services, disclose it to authorized representatives, contact third-party service providers, conduct research, enter registration data, and send alerts or promotional messages.
Sadanam may disclose User Information to law enforcement or building management where it believes the User committed Prohibited Conduct.
Sadanam is an online platform that facilitates interactions between Users but is not responsible for their selection or dealings.
Sadanam does not endorse or guarantee other Users or their property listings. Users must independently verify all information.
Disputes between Users or with third parties are outside Sadanam’s responsibility.
Registered owners make subscription through authorized payment gateways.
Sadanam is not a bank and only facilitates payments through third-party processors. It disclaims liability for any Processor action or payment dispute.
Sadanam may charge service fees and may delay, suspend, or reject transactions for security or compliance reasons.
A transaction may be charged back if disputed, unauthorized, unlawful, or otherwise irregular, and the User must pay any associated fees or penalties.
The User is not to hold Sadanam liable for disputes with processors or banks, extra processor fees, or charges deducted by payment processors.
Sadanam may request additional documents if a payment appears suspicious, and may refund amounts if it determines a payment is invalid or fraudulent.
Refunds will be processed within 15 working days to the original payment method, subject to bank timelines.
The User accepts that payment Service risks remain with them and is responsible for anyone authorized to use their account.
The User agrees not to use the Site to gain unauthorized access, infringe intellectual property, send spam, distribute unlawful material, introduce viruses, disrupt the Service, commercially exploit the Service, or otherwise violate Applicable Law.
User-generated content reflects the views of Users and not Sadanam. Sadanam does not claim ownership of such content but may monitor, edit, or remove it where appropriate.
Sadanam is not liable for losses caused by User-generated content.
Users are responsible for ensuring they have rights to any Intellectual Property submitted to the Site.
Unauthorized use or infringement of Sadanam’s Intellectual Property may result in legal action.
Sadanam retains rights to information and data shared by Users on the Site.
Sadanam does not guarantee the Site will always be free from harmful components or operational hazards such as viruses or malware.
Sadanam will use best practices to secure the Site, but is not liable for damage or loss from technical issues, outages, viruses, unauthorized access, or similar events.
Users using rental agreement services must provide required Personal Information for completion.
Users and property owners agree not to hold Sadanam liable for disputes or losses arising from rental agreement execution, fraudulent acts, or information sharing during registration.
Content on the Site is provided for general information only and is not legal, financial, or real estate advice.
Users should independently verify information and obtain professional advice before making decisions.
Sadanam disclaims all warranties regarding the accuracy, completeness, or fitness of the Services and makes no guarantee that the Site will be error-free or uninterrupted.
Sadanam is not responsible for third-party reports, external links, or background verification of Users.
Sadanam does not guarantee the authenticity of verified Users and accepts User Information in good faith.
Sadanam’s aggregate liability is limited to fees paid by the User for the Services giving rise to the claim.
The User indemnifies Sadanam and its representatives against losses, claims, expenses, or damages arising from User breach, IP infringement, government claims, gross negligence, misconduct, or fraud.
Users are deemed aware of RERA rules and should review state-specific RERA information before finalizing property transactions.
Sadanam is not liable for properties listed in violation of state RERA rules and does not endorse any listed property or its parties.

The grievance officer will address grievances within one month of receipt.
LEAs may send legal requests to support@sadanam.in between 10:00 AM and 7:00 PM, seven days a week.
Sadanam will try to respond within 72 hours of receiving such requests.
Failure or delay by Sadanam to exercise any right does not waive that right.
If any term is found invalid, the remaining terms remain enforceable and the invalid provision will be interpreted to reflect the parties’ intention.
Sadanam may update this Agreement at any time. Continued use of the Services or Site constitutes acceptance of the updated terms.
This Agreement is governed by the laws of India and any disputes are subject to the courts in Amaravathi, Andhra Pradesh, while Sadanam may also pursue proceedings in other jurisdictions as it deems appropriate.
